If you are a future home, condo, or townhome buyer in North Vancouver and just starting the process, it’s important that you take a quick minute to become familiar with the current market conditions taking place. Many potential buyers are out there on their own looking to find that perfect home, only to be extremely disappointed when they finally find the perfect place and are not prepared when offers are accepted. With the majority of homes sales having multiple offer situations last year, if you haven’t been out there looking yet, you may not know what to expect when it comes to making an offer. In North Vancouver it has been especially important to have a realtor navigate you through the process. It costs the buyer nothing for this peace of mind and ultimately a whole lot of stress and disappointment can be taken out of the equation. Typically new listings in North Vancouver are going on the market early in the week. As agents we often will list a property early on during the week, followed by the “agents open”. The weekend will host the public open houses, with offers being accepted on the Sunday or possibly into Monday or Tuesday of the following week. It’s your agents job to get you over to see the home as soon as possible, hopefully prior to the weekend opens. This will give you enough time to setup a “Pre-Inspection”(should your interest warrant), prior to offer day. With the buyer’s market being so competitive at the moment, it’s often beneficial to have your inspection done prior to the day the home is setup to receive offers. This gives you the advantage of coming in without, “subject to inspection”. In this market this can often be one of the top contributors to being successful or not on offer day. Many agents are also suggesting to their clients get “pre-approved” for a mortgage right away. This will give you an idea where you stand and what price point is comfortable for you. In normal markets we had the luxury of making an offer, “subject to financing” and unfortunately with current market conditions it is extremely important to go through this process prior to making an offer. You have nothing to lose, but a lot to gain depending on how strong your pre-approval is. If you can get a letter of commitment from your bank, you are looking that much stronger on offer day. We have noticed a real increase in offers coming in “subject free”, so ultimately there financing is solid and secure and also they have taken the liberty of performing there inspection early for there will be no need for “subject to inspection” on offer day. They still have it done for their own piece of mind and to give them a good idea of what they are getting, yet they do not put it down as a subject. February showed an inventory of 248 detached homes in North Van listed for sale, with a 49% sales ratio. March showed 262 North Vancouver homes listed for sale, with 189 sales(72.14%). I’ve called North Vancouver home for over 35+ years and the real estate market and the desire to live here does not surprise me. Couples see it as an ideal place to raise a family, surrounded by outdoor activities, walking distance to amenities, and just steps from a handful of schools to choose from. You’re far enough away from the congestion of downtown, but only 20-25 minutes from being in the heart of it when needed. The listing and sales stats for North Vancouver houses in April will be released in roughly 1 week and I suspect the trend has not altered very much. Staging The Outside Of Your North Vancouver Houses
Well, it’s that time of year again North Vancouver…Spring is here! The sun is shining and what better time to address the outside of your North Van homes for that Spring Sale! Some simple things are often overlooked outside your home, when this can often be just as important(if not more important) than the inside of the home. This is your chance to make a great first impression, take advantage of it. Make sure your lawn is cut and trim the bushes and overhang. Maybe add a hanging basket to your entrance, or some planters filled with colorful blooms. Turn over your gardens and remove any weeds that might catch a visitor’s eye. North Vancouver Homes To Continue Uptrend?
Real estate in North Vancouver has seen some nice gains over the last year and looks to continue that trend so far in 2015. There’s a real demand for real estate in the North Vancouver area, but the inventory is not matching the demand by any means. There has been a lot of domestic interest with local buyers looking to neighborhoods within the North Van area as still relatively affordable in terms of pricing, when compared to other areas within the Vancouver area and communities. North Vancouver properties offer one of the most beautiful backdrops in all of Vancouver, while giving you access to a strong schooling system, excellent neighborhood communities, and close proximity to everything. Choose from either the Second Narrows Bridge or the Lions Gate Bridge and you can be downtown in 15-25 minutes. It’s easy to see why people continue to gravitate to North Van and the long list of appealing factors. With the Bank Of Canada’s surprise quarter of a point rate drop last Friday, this might bring investors from Shanghai back into this market as prices probably look more appealing than previously, as the Canadian dollar’s steep decline over the last couple of months is giving them more buying power. Of course there are certain parts of the economy that are really feeling the pain of the sharp oil declines felt recently. Alberta’s market is sure to reach to areas of British Columbia, specifically the Okanagan, where many investors from Alberta have been actively buying vacation properties over recent years. The question is whether the trade off in cheaper local gas prices, lower interest rates, and a resurgence is possible foreign investors will be enough to match the excellent gains realized in the North Vancouver Houses over the last year.
