Having A North Vancouver Realtor Help You Navigate The Multiple Offer Process In 2016

If you are a future home, condo, or townhome buyer in North Vancouver and just starting the process, it’s important that you take a quick minute to become familiar with the current market conditions taking place.  Many potential buyers are out there on their own looking to find that perfect home, only to be extremely disappointed when they finally find the perfect place and are not prepared when offers are accepted.  With the majority of homes sales having multiple offer situations last year, if you haven’t been out there looking yet, you may not know what to expect when it comes to making an offer.  In North Vancouver it has been especially important to have a realtor navigate you through the process.  It costs the buyer nothing for this peace of mind and ultimately a whole lot of stress and disappointment can be taken out of the equation.  Typically new listings in North Vancouver are going on the market early in the week.  As agents we often will list a property early on during the week, followed by the “agents open”.  The weekend will host the public open houses, with offers being accepted on the Sunday or possibly into Monday or Tuesday of the following week.  It’s your agents job to get you over to see the home as soon as possible, hopefully prior to the weekend opens.  This will give you enough time to setup a “Pre-Inspection”(should your interest warrant), prior to offer day.  With the buyer’s market being so competitive at the moment, it’s often beneficial to have your inspection done prior to the day the home is setup to receive offers.  This gives you the advantage of coming in without, “subject to inspection”.  In this market this can often be one of the top contributors to being successful or not on offer day.  Many agents are also suggesting to their clients get “pre-approved” for a mortgage right away.  This will give you an idea where you stand and what price point is comfortable for you.  In normal markets we had the luxury of making an offer, “subject to financing” and unfortunately with current market conditions it is extremely important to go through this process prior to making an offer.  You have nothing to lose, but a lot to gain depending on how strong your pre-approval is.  If you can get a letter of commitment from your bank, you are looking that much stronger on offer day.  We have noticed a real increase in offers coming in “subject free”, so ultimately there financing is solid and secure and also they have taken the liberty of performing there inspection early for there will be no need for “subject to inspection” on offer day.  They still have it done for their own piece of mind and to give them a good idea of what they are getting, yet they do not put it down as a subject.  Having an experienced North Vancouver Realtor who has been through this process with their clients can really make all the difference between a successful offer or not.  Jim Pilkington REALTOR with RE/MAX Crest Realty in North Van can help guide you with the process.  Start by shooting Jim an email and start receiving email alerts for new home listings that meet your criteria.  You will receive an email notification the minute they hit the market.  When/if you see something that looks like it could be the right fit for you, simply let Jim know you would like to setup a showing to see it and he will be happy to set that up for you.

Quick Tip For Selling North Vancouver Homes This Spring

Staging The Outside Of Your North Vancouver Houses

Well, it’s that time of year again North Vancouver…Spring is here!  The sun is shining and what better time to address the outside of your North Van homes for that Spring Sale!  Some simple things are often overlooked outside your home, when this can often be just as important(if not more important) than the inside of the home.  This is your chance to make a great first impression, take advantage of it.  Make sure your lawn is cut and trim the bushes and overhang.  Maybe add a hanging basket to your entrance, or some planters filled with colorful blooms.  Turn over your gardens and remove any weeds that might catch a visitor’s eye.  Power washing the outside decks, patios, walkways and driveway can take years off the appearance.  Often we spend a great deal of time staging the inside of our homes and tiding them up, while forgetting about the exterior.  Doesn’t it make sense to do the same outside?  After all, it is the first thing people see when they do that first drive by or see the images of the front of your home on the MLS.  The outside of the home gives a home buyer the first clue as to how your home has been cared for, make sure to send the right message to potential home buyers in North Vancouver.  For more quick, easy and inexpensive ways to potentially increase value for North Vancouver Homes, visit the rest of my Top 10 ways here: .  For more information or to schedule a free home evaluation, call award winning North Vancouver Realtor Jim Pilkington of RE/MAX Crest Realty 604-785-5188 or

10 Inexpensive Ways To Increase Your Lynn Valley Home’s Resale Value This Spring

When considering putting your Lynn Valley Home for sale this Spring, consider taking a couple of suggestions from the list down below to help assist with a quicker sale.  It’s amazing how the below 10 things are often overlooked and the simple changes could have meant a quicker sale or even fetching a higher sale price.  Lynn Valley Homes are really hot right now and it’s important to make a strong first impression to set yourself up for success.

1. Curb appeal

This is your first and most important chance to make an impression with your Lynn Valley Home.  Simple things like mowing the lawn and turning over the garden areas with new soil and plants go a long way. Trim the shrubs. Buy a new welcome mat. Add a hanging plant next to your entrance, or some large terra-cotta pots filled with colorful blooms. This is crucial – online pictures of your front door will likely be the introduction to prospective buyers.

What buyers see when they first drive by your home is really important and often overlooked.

2. Kitchen.

For many potential home buyers, the kitchen is the heart of the house. When I’ve held my open houses in Lynn Valley, it’s amazing how potential home buyers make a beeline for this room when they first view a home for sale.   So make sure your kitchen looks clean and reasonably updated.

For a few hundred dollars, you can replace the kitchen faucet set, add new cabinet door handles and update old lighting fixtures with brighter, more energy-efficient ones.

If you’re working with a slightly larger budget, you can give the cabinets a makeover. Rather than replace your kitchen cabinets, there are some excellent refinishing.

3. Paint.

In Lynn Valley, it’s easy for the weathering to leave it’s mark over the winter and fall.  Nothing can instantly transform a room like a new coat of paint. That’s especially true if you’re going from something dark and dingy (and scratched and dirty) to something light, bright, and white. Painting is one of the easiest and cheapest ways to change and improve a room’s appearance. Anyone can do it. I know, because I have. A bedroom upstairs and the kitchen and dining room in my main house, and two bedrooms in my parents’ home. HUGE difference.

4. Clean and de-clutter

Cleaning is obvious – we shouldn’t even have to mention that a dirty kitchen or bathroom will cost you customers. But clutter is another matter. Step back and try to look at your home the way someone else would for the very first time.

And what about the garage? If you use it to store everything but your car, clean it out so a prospective buyer can imagine pulling their own vehicle in there. (Although they’ll probably do just like you and use it for storage.)

5. Create rooms

Substituting one room’s use for another is a cheap way to transform a three-bedroom home with a den into a four-bedroom home. If it doesn’t have a closet, add an armoire. Or maybe your home has a formal dining room that’s never used. Add doors if it doesn’t have them and a freestanding wardrobe – and you’ve got an instant main floor master bedroom

6. Lighting

Ceiling fixtures tend to get hung, then forgotten, which means they look dated before long. Inexpensive replacements from a home improvement store can brighten up the interior and make a room look more current.

7. Add storage

New homebuyers are always looking for storage space. Maximize what you have by adding a closet storage system, incorporating shelves, two-tiered hangers, and the like. Storage doesn’t have to be deep to be useful. Open up a space between studs and walls, install shelving, and you’ve got the perfect place for a series of small shelves

8. Staging

Potentially this could be the most expensive, but it doesn’t have to be.  Staging a home is just about making it more like an uncluttered luxury hotel suite and less like your family’s home.  Do it on the inside and outside and your home will probably sell faster and for more.

9. Clean Carpets

Carpeting is another detail that can quickly update a home and make it look cleaner. A professional carpet cleaning is an inexpensive investment, especially if your rugs are in good shape and are neutral colors.

10. Shine the bathroom

Next to the kitchen, bathrooms are often the most important rooms to update.   You can improve the look without a lot of cash.  Simple things like a new toilet seat, shining faucets and possibly a pedestal sink are pretty easy for homeowners to install, and they make a big difference in the look of the bath.

If your tub and shower are looking dingy, consider re-grouting the tile and replacing any chipped tiles. A more complete cover-up is a prefabricated tub and shower surround. These one-piece units may require professional installation but can still be cheaper than paying to re-tile walls and refinish a worn tub.

North Vancouver Homes To Continue Uptrend?

North Vancouver Homes To Continue Uptrend?

Real estate in North Vancouver has seen some nice gains over the last year and looks to continue that trend so far in 2015.  There’s a real demand for real estate in the North Vancouver area, but the inventory is not matching the demand by any means.  There has been a lot of domestic interest with local buyers looking to neighborhoods within the North Van area as still relatively affordable in terms of pricing, when compared to other areas within the Vancouver area and communities.  North Vancouver properties offer one of the most beautiful backdrops in all of Vancouver, while giving you access to a strong schooling system, excellent neighborhood communities, and close proximity to everything.  Choose from either the Second Narrows Bridge or the Lions Gate Bridge and you can be downtown in 15-25 minutes.  It’s easy to see why people continue to gravitate to North Van and the long list of appealing factors.  With the Bank Of Canada’s surprise quarter of a point rate drop last Friday, this might bring investors from Shanghai back into this market as prices probably look more appealing than previously, as the Canadian dollar’s steep decline over the last couple of months is giving them more buying power.  Of course there are certain parts of the economy that are really feeling the pain of the sharp oil declines felt recently.  Alberta’s market is sure to reach to areas of British Columbia, specifically the Okanagan, where many investors from Alberta have been actively buying vacation properties over recent years.  The question is whether the trade off in cheaper local gas prices, lower interest rates, and a resurgence is possible foreign investors will be enough to match the excellent gains realized in the North Vancouver Houses over the last year.  Signup above for auto notification emails on North Vancouver homes delivered to your inbox the minute a new listing that meets your criteria hits the market.  For Questions about the North Vancouver Real Estate market, or to schedule an appointment to view some North Vancouver Houses on my site that currently meet your criteria, please contact local real estate agent Jim Pilkington of RE/MAX Crest Realty at 604-785-5188 or by email at
