There are encouraging signs that our local real estate market may be beginning to shift. After months of rising inventory in North Van, the pace of new listings coming to market has started to slow, allowing overall inventory levels to stabilize. While it’s still too early to say we’ve reached a turning point, if buyer demand continues to strengthen while fewer new listings are added, we could see inventory trend lower over the coming months.
For North Vancouver buyers, there is still a healthy selection of homes available compared to recent years, creating excellent opportunities to find the right property. For sellers in North Vancouver, improving demand combined with stabilizing inventory is an encouraging sign that market conditions may continue to become more balanced.
Across Metro Vancouver, the MLS® Home Price Index benchmark price for all residential properties sits at $1,099,100, down 6% from June 2025 and 0.1% compared to May 2026.
Detached homes continued to show strength, with 747 sales in June—up 13.7% from the 657 sales recorded one year ago. The benchmark price for a detached home is now $1,842,900, representing a 7.1% decrease year-over-year and a modest 0.3% decline from May.
Apartment sales reached 1,103 in June, a 6.1% increase over June 2025. The benchmark apartment price is $695,200, down 7.1% from last year and 0.4% from May.
Townhomes also saw improved sales activity, with 527 homes sold, an 11.4% increase compared to June 2025. The benchmark townhouse price is now $1,046,200, down 5% year-over-year and 0.2% from the previous month.
While these statistics reflect the Metro Vancouver market as a whole, North Vancouver real estate continues to perform differently from many surrounding communities due to its limited land supply, desirable neighbourhoods, and consistently strong buyer demand.
