November 2026 North Vancouver Real Estate Market Update

Brought to you by North Vancouver real estate agent and REALTOR® Jim Pilkington of Oakwyn Realty.

Buyers and Sellers Take a Step Back in October

Metro Vancouver’s housing market lost some momentum in October, as buyers and sellers appeared to take a more cautious approach amid rising borrowing costs and economic uncertainty.

According to the Greater Vancouver REALTORS®, residential sales totalled 2,024, down 10.2% from October 2025 and 22.5% below the 10-year seasonal average. New listings also declined 11.6% year-over-year, while overall inventory remained 24% above its 10-year average.

The benchmark price across Metro Vancouver currently sits at $1,068,600, representing a 5.2% decrease compared to October last year and a 0.7% decline from September.

Looking at individual property types, detached home sales declined 7.2%, townhouse sales dipped 1.9%, and apartment sales fell 16.7% compared to October 2025. Prices also continued to soften across all three categories.

What Does This Mean for North Vancouver?

For North Vancouver buyers, the current market continues to offer opportunities, particularly with increased inventory and less competition than we’ve experienced in previous years. However, higher borrowing costs are making affordability a challenge, even as home prices adjust.

For sellers, realistic pricing and proper preparation remain essential. Buyers are taking their time, comparing properties carefully, and negotiating more confidently. Homes that are priced appropriately and presented well continue to have an advantage.

My North Vancouver Takeaway: October’s numbers reinforce what I’ve been seeing in our local market: buyers are cautious, sellers need to be strategic, and accurately pricing a property has never been more important. That said, North Vancouver is made up of many distinct neighbourhoods, and market conditions can vary considerably between detached homes, townhomes and condominiums.

Whether you’re considering buying or selling, understanding what’s happening in your specific neighbourhood is key to making the right move.
