What Are The Current Market Conditions In North Vancouver?

To make a smart decision, you must understand the numbers. As of January 2026, the Greater Vancouver real estate market has shifted. We are seeing a market that currently favors patience and offers more choices for buyers.

According to the Greater Vancouver Realtors® (GVR) January 2026 report, sales have slowed down. Residential sales across the region totaled 1,107 in January. This represents a 28.7% decrease compared to last year. It is also 30.9% below the 10-year seasonal average.

What Does This Mean For Buyers?

You have more options. Inventory is rising. There were 12,628 active listings in Metro Vancouver in January 2026. This is a 9.9% increase from the previous year and 38% above the 10-year average. When inventory goes up and sales go down, you face less competition. You have more time to perform due diligence. You have more negotiating power.

What Is Happening With Prices?

Prices have softened. The benchmark price for a detached home in the region is now $1,850,800. This is a 7.3% decrease year-over-year. If you are looking for an apartment, the benchmark price is $704,600, down 5.9%.

We are currently in a “buyers’ market” or a balanced market leaning heavily toward buyers. The sales-to-active listings ratio is 9.1%. Historically, when this ratio dips below 12%, we see downward pressure on prices.

This environment provides a unique opportunity. If you have been waiting to upgrade from a condo to a townhome, or from a townhome to a detached house, the gap between those property types has narrowed.

Which North Vancouver Neighbourhood Is Right For You?

What Defines Lower Lonsdale?

Lower Lonsdale, or “LoLo,” is the urban heart of the North Shore. If you want walkability, ocean views, and a vibrant social scene, this is where you look.

You do not need a car here. You are steps away from the SeaBus, which connects you to downtown Vancouver in 12 minutes. Central Lonsdale runs roughly from Keith Road up to Highway 1. It is the civic and commercial spine of the city.

The Lifestyle

It is practical and diverse. You have the Lions Gate Hospital, the expansive Harry Jerome Community Centre (currently undergoing a massive redevelopment), and the City Library. The restaurant scene along Lonsdale Avenue is incredible, offering everything from Persian cuisine to high-end brunch spots.

The Real Estate Mix

This is a mix of everything. You have older character homes, new duplexes (which are becoming very popular due to zoning changes), and a corridor of condos and townhouses along Lonsdale Avenue.

Who It Is For

Families who want access to amenities but need more space than a downtown condo provides. It is also great for healthcare professionals working at Lions Gate Hospital.

What Is The Appeal Of Upper Lonsdale?

Once you cross the highway, you enter Upper Lonsdale. The terrain gets steeper, and the views get bigger.

The Lifestyle

It is quieter than Central or Lower Lonsdale. You feel removed from the bustle, but you are only a five-minute drive from the highway on-ramp. It feels more suburban.

This is mostly single-family territory. You will see large lots, many with 1950s bungalows or brand-new luxury builds. Because of the elevation, many homes here offer sweeping views of the Burrard Inlet and downtown Vancouver.

Why Do Families Love Lynn Valley?

Lynn Valley is often considered the family adventure capital of North Vancouver.

You live here for the nature. You are minutes away from Lynn Canyon Park, the suspension bridge, and endless mountain biking trails on Mount Fromme. The Lynn Valley Centre (the mall) has been revitalized and serves as a great community hub with a library and civic plaza.

You will find a high concentration of detached family homes. Many were built in the 1970s and 80s, offering split-level layouts that are great for renovation. Recently, we have seen new luxury condo and townhome developments near the mall, creating a “town centre” feel.

Who It Is For

Active families. If you mountain bike, hike, or walk your dog daily, this is your paradise. Note that Lynn Valley is in a rain forest zone; we often get a bit more rain here than in other parts of the North Shore.

What Makes Edgemont Village Unique?

Edgemont Village is arguably the most prestigious neighbourhood in the District of North Vancouver.

The Lifestyle

It feels like a Hallmark movie set. The “Village” is a flat, walkable strip of high-end boutiques, bakeries, and cafes. You will see kids walking to Highlands Elementary and neighbours chatting on the sidewalks. It is sophisticated yet friendly.

The Real Estate Mix

Edgemont is famous for its flat lots—a rarity on the mountainous North Shore. This makes the land very valuable. You will see mid-century modern ranchers and massive new luxury estates. Prices here are among the highest in North Vancouver.

Who It Is For

Those who want a luxury lifestyle with a small-town community feel. It attracts executives and families who prioritize top-tier school catchments like Handsworth Secondary.

Is Deep Cove Too Far Away?

Deep Cove is located at the far eastern edge of the district. Locals call it “The Cove.”

The Lifestyle

It feels like a cottage country getaway. You are right on the water at Indian Arm. Kayaking, paddleboarding, and hiking the Quarry Rock trail are daily activities here. The pace is slower. The village has a famous donut shop (Honey’s) and a community theatre.

Homes here are eclectic. You will find waterfront mansions next to small, quirky cottages. The roads are winding and narrow.

Just west of Deep Cove lie the neighbourhoods of Seymour, Blueridge, and Northlands.

These are quiet, suburban enclaves. Blueridge, in particular, is known for its “cul-de-sac culture” where kids play hockey in the street. You are close to Mount Seymour for skiing in the winter and hiking in the summer.

It is often called “The Island” because it has limited entry points, which eliminates cut-through traffic. It is incredibly quiet and flat. The community spirit is legendary, with neighbourhood parades and events.

The Real Estate Mix

It is almost exclusively detached homes. It is a small, tight-knit market. When homes come up here, they often sell quickly because people rarely leave.

Who It Is For

Families who want a flat, safe neighbourhood that is still very close to the Lions Gate Bridge for quick access to downtown.

How Do Schools Compare Across The District?

For many of my clients, schools are the deciding factor. The North Vancouver School District (School District 44) is highly regarded.

Secondary Schools of Note:

  • Handsworth Secondary (Edgemont/Canyon Heights): Recently rebuilt, this school is known for strong academics and a robust French Immersion program.
  • Argyle Secondary (Lynn Valley): Also recently replaced with a stunning new facility. It has a specialized Digital Media Academy.
  • Carson Graham (Central/Lower Lonsdale): Offers the International Baccalaureate (IB) Middle Years and Diploma Programmes.
  • Seycove Secondary (Deep Cove): A smaller school with a strong focus on arts and community.

Elementary Schools:

Almost every neighbourhood has a walkable elementary school. French Immersion is available at several locations, including Cleveland, Larson, and Ross Road.

Best for accessing Downtown Vancouver and Stanley Park. It is accessed via Marine Drive or the Capilano Road on-ramp. Neighbourhoods like Edgemont, Norgate, and Pemberton Heights have the easiest access.

The Ironworkers Memorial Bridge

Best for accessing Burnaby, East Vancouver, and the Trans-Canada Highway. Neighbourhoods like Lynn Valley, Seymour, and Deep Cove feed naturally onto this bridge via Highway 1.

The SeaBus

This is the secret weapon for Lower Lonsdale residents. It is a passenger ferry that runs every 15 minutes (during peak times) between Lonsdale Quay and Waterfront Station. It connects directly to the SkyTrain, making a car-free commute to downtown completely viable.

While prices are high, you typically get a larger lot and more square footage in North Vancouver than you would for the equivalent price on the West Side of Vancouver. Condos in Lower Lonsdale are comparable to downtown prices but often offer better views.

Yes. We are located at the base of the Coast Mountains. The mountains trap the clouds, creating a “rain shadow” effect. Lynn Valley and upper elevations receive significantly more rainfall than Lower Lonsdale. However, this rain is what keeps our forests lush and beautiful.
