📉 The summer market ended on a softer note.
Metro Vancouver recorded 1,869 home sales in August, down 4.6% from August 2025 and more than 20% below the 10-year seasonal average.
So, what does this mean if you’re buying or selling in North Vancouver?
👀 BUYERS HAVE OPTIONS
There are currently 15,798 homes listed across Metro Vancouver, well above the long-term average.
That means buyers are seeing more choice, less competition and greater negotiating power than we’ve experienced in stronger seller-driven markets.
With prices continuing to ease, this could be an opportunity for buyers who have been sitting on the sidelines.
🏠 SELLERS NEED TO BE STRATEGIC
For North Vancouver homeowners thinking about selling, this isn’t a market where you can simply put a property on the MLS and expect multiple offers.
Pricing matters. Presentation matters. Marketing matters.
With buyers having more choices, properties that are priced correctly and stand out from the competition are the ones most likely to attract serious attention.
💰 PRICES CONTINUE TO DRIFT LOWER
The Metro Vancouver benchmark price is now $1,081,900, down 5.6% from August 2025.
By property type:
🏠 Detached: $1,799,400 — ↓ 7.2% year-over-year
🏢 Apartment: $686,200 — ↓ 6.6% year-over-year
🏘️ Townhouse: $1,028,800 — ↓ 4.4% year-over-year
🌲 MY NORTH VANCOUVER TAKE
The big story isn’t a dramatic market crash — it’s a slow, measured shift toward a more balanced market.
Inventory remains elevated, sales are slower than normal and buyers are taking their time.
But here’s the important part:
North Vancouver isn’t one market.
Deep Cove isn’t Lynn Valley. Lynn Valley isn’t Central Lonsdale. A detached home isn’t an apartment. And a $2 million property isn’t competing for the same buyer as a $700,000 condo.
That’s why local knowledge matters.
As we head into the fall market, I’m watching inventory, buyer demand, days on market and neighbourhood-specific sales activity closely.
